Terms and Conditions

All rentals are subject to the following rental/booking conditions:

1. All correspondence will be sent to the first named person at the address specified on the booking form.

2. The booking is not accepted until acknowledged by ourselves in writing.

3. The booking form must be accompanied by a £100 ($150) per week deposit.

4. The balance and security deposit (£200/$300) must be paid at least eight weeks prior to your departure.

5. Rental Period. The rental period commences at 1600hrs (local time) on the day of arrival as indicated on the booking form. Our villa must be vacated by 1000hrs (local time) on the day of departure. This is a to allow a thorough clean prior to the arrival of our next guests.

6. Pay Per View events are available to you, and during your stay you are responsible for any services that are engaged whether by accident or not and these will be taken from your security deposit.

7. A Security Deposit of £200/$300 per booking is required to cover breakages or damage. This will be returned to you between 21 – 28 days after your rental period has been completed. This allows the Management Company to confirm that our villa has been left in a satisfactory condition. This also allows us to confirm that there are no excessive utility bills and covers all pay per view events used during your stay. The keys must remain at the villa or these will be re-cut and charged to you.

8. Liability. Although every effort is made to ensure that our villa is in perfect order for your holiday, we cannot accept liability for any third party claim, accidental damage or loss to you, your party, or your property, or for any medical expenses however incurred.

9. We strongly advise you to take out your own holiday and medical insurance.

10. Swimming Pool: Neither we, nor our agents, accept liability for any injury howsoever caused as a result of using the swimming pool. Running and diving is not advisable. It is required that all children are supervised by an adult at ALL times. As required by Florida State Law all doors and windows leading onto the pool area are alarmed to alert parents of their children's access to the pool and tampering with the alarms may result in a $5000 fine as these are subject to spot checks by the relevant authorities.

11. Cancellation: In the event of a cancellation of your booking, for whatever reasons, the following cancellation charges will apply:

In excess of 8 weeks prior to the rental date - The deposit

Between 6 and 8 weeks prior to the rental date - 50% of total rental costs

Between 4 and 6 weeks prior to the rental date - 75% of total rental costs

Less than 4 weeks prior to the rental date - The full rental costs

12. Location of Dolphin Villas and Key collection. Between 3 and 7 weeks prior to your departure, providing that final payment has been received, we will send you a comprehensive package which contains details of how to get to the villa, gain entry and useful information for visitors to Florida.

13. All prices within our mandate are subject to change without prior notice.

For the health and comfort of our children and future guests, we ask guests not to smoke within the villa. Smoking is accepted at the poolside but please use the ashtrays provided. Thank you.
